Board of Directors Notice – Ongoing Concerns with Access Control Guards’ Performance

Dear Grand Hampton Residents,

As many of you know, we have had some concerns with the performance from Securitas, the access control vendor for the Association. The Board of Directors has been working with management and the Buildings and Grounds Committee to try and resolve these concerns. Over the past several months, the Association has taken several actions to work to resolve the concerns, including but not limited to: Meetings have been held with guards making the errors, the account manager and the vice president with Securitas; Guards have been removed from the community; The previous account manager for Securitas has been removed from Grand Hampton; The cameras are reviewed regularly to monitor guard performance; The Buildings and Grounds Committee Members and management have spent time at the guard house to review the concerns firsthand and assist in training the guards.

The deficiencies with Securitas’ performance have been closely monitored and well documented by the Board of Directors and management. Based on the last meeting with the Securitas representatives, the Association will be getting an adjustment in costs due to these concerns.

Despite all the Association’s best efforts, we have not seen lasting, consistent improvement in Securitas’ performance. The Board of Directors, management and the Buildings and Grounds Committee have started the process to bid out the access control guard contract with the intention of terminating the contract with Securitas and hiring a new vendor for this service. This process will take some time, and the Board of Directors asks for everyone’s patience as we work towards a permanent solution to these concerns. In the interim, we will continue to monitor and work with Securitas to strive to get the best performance from Securitas’ team until the permanent solution is implemented for the Association.

Finally, the Board of Directors will be holding a townhall style discussion with Members after the board meeting on May 8, 2023. Members are welcomed and encouraged to log into the board meeting to be part of this discussion. The board meeting information has been emailed to the residents on the email distribution list and posted to the Association’s website. Please check that email or the website for the login information for the meeting.

The Board understands the severity of these ongoing concerns and will continue to take every step necessary to work towards a permanent solution. The Board thanks everyone for their patience in the immediate future while this service is bid out to new vendors and during the anticipated transition to a new service provider.
